Every JMitchell home is designed from the ground up, each one specific to your site, your vision, and the way you intend to live. Built around a defined set of performance outcomes: fire resistance, energy independence, low maintenance, and structural longevity.
JMitchell Design Services encompass the full scope of pre-construction work, from initial concept and site analysis through permitted construction documents, structural engineering coordination, and complete finish and material specifications.
Where design services conclude, Owner’s Representative and Project Management services begin. The two engagements are structured to transition seamlessly, or each may be retained independently depending on the needs of the project.
The design philosophy
Every JMitchell project begins with a defined set of performance outcomes and the design is built to deliver them. What makes it possible is a background that bridges two worlds most residential design firms never touch: deep expertise in concrete as a material, and the construction management rigor of major commercial projects.
Insulated concrete construction is the system that executes this strategy. A steel-reinforced concrete core cast within continuously insulating EPS forms. The wall system, insulation, and thermal mass integrated into a single assembly. The result is a home that is less expensive to own every month, holds its value over time, and is built to serve the next generation.
FIRE RESISTANCE
4-hour rated wall assembly (ASTM E119)
3-hour BuildBlock ICF core (Intertek certified) + 1-hour 3-coat acrylic stucco exterior.

ENERGY PERFORMANCE
Net Zero capable R-22 to R-26 continuous insulation, zero thermal bridging.
Designed for California Title 24 energy certification through CHEERS/HERS.

Three Ways We Can Work With You

You have land and a vision. We manage the full pre-construction process; site analysis, schematic design, construction documents, structural engineering coordination, Title 24 energy compliance, permitting, and complete finish and material specifications. Delivered through permit issuance to your licensed general contractor.

You have a design you want to build as an insulated concrete home. We convert your existing floor plan; same layout, same rooms, fundamentally better construction. Structural engineers review your plans, wall assemblies are redesigned, updated drawings prepared for permit submittal.

You have permitted plans and a general contractor and want experienced oversight through the build. Quality control, schedule and budget tracking, change order review, and owner representation at every milestone. Available as a standalone engagement. Your build. Your contractor. Our expertise.
JMitchell manages the full pre-construction process on your behalf, coordinating the structural engineers, drafters, energy consultant, and permit authority from initial concept through permit issuance. Your licensed general contractor contracts directly with you and holds the construction contract.
Design services include specifying and selecting all finishes, materials, and fixtures, and producing a complete finish schedule for your contractor. Procurement, delivery coordination, and installation oversight are part of the construction phase and are available through Owner’s Representative and Project Management services.

JMitchell Resilient Homes was founded on a design philosophy rooted in a lifetime spent in concrete. Growing up in the family concrete business, working inside the concrete manufacturing industry, and watching reinforced concrete shape the physical landscape of California’s most ambitious construction era. That foundation informs every design decision: how the wall system performs, how the building envelope breathes, how a home holds its temperature, resists fire, and ages over decades.
The vision behind every JMitchell project is to design homes the way California’s environment demands; fire resistant, energy independent, and built to outlast the conditions that are ending the life of conventional construction across the state. Concrete is not a stylistic choice here. It is a response to a real problem, shaped by someone who has known this material from the inside.
That vision is executed by the JMitchell team: California-licensed structural engineers with direct insulated concrete construction experience, architecture-trained drafters, and an established network of concrete crews and MEP subcontractors who understand how these homes are built. Every drawing set is coordinated, reviewed, and stamped by a licensed professional before permit submittal.
