Construction is a complex process with significant financial exposure at every stage. JMitchell serves as your owner’s representative and construction project manager, providing experienced, independent oversight from initial site due diligence through project closeout. Your interests are the only interests represented.
These services are available for residential and commercial projects of any type and scale. A prior design engagement with JMitchell is not required.
How Our Services Are Structured
JMitchell Design Services encompass the full scope of pre-construction work from initial concept and site analysis through permitted construction documents, structural engineering coordination, and complete finish and material specifications. Where design services conclude, Owner’s Representative and Project Management services begin. The two engagements are structured to transition seamlessly, or each may be retained independently depending on the needs of the project.
Who this is for?
STARTING FROM THE BEGINNING
You have land or are in the process of acquiring it and do not yet know where to begin. Site surveys, soils reports, septic feasibility, utility access, engineering consultation, and permit strategy all precede construction. We guide that process from the first step.
MID-PROJECT & IN NEED OF SUPPORT
Your project is underway and the complexity has exceeded your capacity to manage it. We assess current status, identify exposure, and assume management of the process going forward.
CONCERNED ABOUT CONTRACTOR RISK
You are preparing to engage a general contractor and want an experienced professional to structure the bid process, review contracts, and maintain independent oversight throughout construction to protect your investment.
READY TO BUILD
You have permitted plans and are ready to move into construction. You need a qualified professional to manage the GC, represent your interests at every meeting and milestone, and keep the project on schedule and on budget.
What Owner’s Representative & Project Management Means
As your owner’s representative, JMitchell holds decision-making authority on your behalf at every project meeting, milestone, and contractor interaction. As construction project manager, JMitchell maintains active control of schedule, budget, quality, and contract compliance from preconstruction through closeout.
JMitchell brings experience from all three sides of the construction process, as an owner’s internal construction lead, as an independent owner’s representative, and as a project manager employed within general contracting firms. That breadth of perspective is what allows us to anticipate problems before they become disputes and to protect your position at every stage of the work.
